Our Home-Building Partnership provides the best of all worlds for you or your builder.
We supply the critical portion of the project, while subcontractors practicing standard
construction techniques provide the finish. Working in this capacity makes it possible
to contract the project yourself, saving you anywhere from 15% - 25% on overall costs.
As an Owner-Contractor, you'll be in control of the quality and have the option of
finding the best price for each construction phase. You can participate in the actual
construction as much or as little as you like. You don't have to pick up a hammer
unless you want to! With our easy to understand plans and Building
Manual you'll have all the important information available at your fingertips.
Rest assured, we're always available to help overcome any obstacles and are never
further than a phone call away!
Working together we'll determine the size and type of home that your budget allows.
Generally, for homes with two floors, we ballpark the completed price at $100 per sq ft,
and work backwards. For example most of our customers choose to act as the General
Contractor for their project, saving around 20% or $20 per sq ft leaving $80 psf as the budget. |

This gives you an idea of the size home you can build. At this point we can give you an estimate for the frame and panel kit (shell), and you can begin to pin down the amenities you'd like. Completed homes can range from $60 - $120 psf (including well, septic and site work and usually a general Contractors fee - excluding land). Variables such as design complexity and your choices for roofing, flooring, kitchens & baths etc, are all contributing factors of the finished cost.
You may already have a design in mind, if not, a plan of ours, one found on the web (even if it's stick-built or log) or a rough sketch is a good place to start... We'll help bring out the architect in you to develop a rough plan, at no charge. We manufacture most home styles and look forward to discussing your lot, costs and contracting options to help establish the feasibility of your project. We can also help with questions about Financing, Geothermal, Radiant and Solar. All of our expertise will be at your disposal!
We'll move along at your pace. When the time comes, we'll take care of drafting your plans from the foundation up. As your design develops we'll send 3-D proofs in color via the Internet, saving you the trouble of having to travel! Banks and building departments generally require a set of plans and the drafting fee will be deducted from your purchase price.
We're set up specifically for shipping kits outside our normal building territory and making it easy on the assemblers end! We precut your new home and ship it to your site neatly packaged. From there it's just a matter of putting the pieces together. It's all by the numbers. There's no need to hire our "Timber Framers & Panel Crew" for the assembly - plus food, travel, lodging and rain days, when you, your local carpenter or builder can easily manage! With our on-line instructional videos, you can see exactly what's involved. The key is to have one person who determines the sequence of events, potentially saving tens of thousands of dollars.
We've had a number of husband and wife teams' do-it –themselves. Some
invite their friends and relatives. Because of our unique joinery, only
two people are needed to put up one of our frames. Unlike traditional
joinery that requires assembling large cumbersome bents, our frames can
be assembled one timber at a time. And, for most of the shell assembly
there's no need for a crane! Many have told us how much fun they've had and
that they feel a real sense of pride in their accomplishment! (Owner-Contractor

With 40% of the nation's energy consumption used to heat, cool and power residential
and commercial buildings, don't you think it's time for something different? We've already
talked about numerous ways to limit costs. Here's an added bonus: energy conservation and
what it can do for you! With fuel costs at $4 per gallon and nearly 1/4 the energy consumption
of stick-built, the amount of fuel you will save with one of our homes over a standard
mortgage period, is more than enough to pay for the entire frame and panel package. The
